HOME SWEET HOME Inspections--
Rates are based on the probability of conditions that may normally appear in variously sized houses, and older houses.
The inspection industry offers a variety of inspections to work with any budget or particular inspection needs.
We offer only those level inspections that provide the most information and best education for the CLIENT.

The "WALK'n'TALK" inspection is a thorough, whole house inspection and the least expensive.
The inspector will walk through the house with the CLIENT and point out any concerns for the consideration of the CLIENT. Discussed will be the issue discovered, the possible causes of the issue, and various remedies. It is conducted just as a full, whole house inspection.
However, there will be no written report, nor will there be any pictures. There will be an educational packet with which you may curl up in front of the fireplace on a cold Winter's evening.
Of course, the CLIENT is free to take pictures and make notes, if desired.
The "WALK'n'TALK" inspection will generally take about two to three hours and the fee, including a wealth of information, is $149.00.
Pest and Termite inspection will add $40.00.

The "PREMIUM INSPECTION".
The PREMIUM, WHOLE-HOUSE, INSPECTION is just as thorough an inspection and takes from 2 to 4 hours to complete, depending on the size and condition of the home.
There will be a complete, researched, written report with pictures of each 'issue of concern', a description of the issue, possible causes of the issue, possible results of ignoring the issue, and possible remedies for the issue.

The report, bound and filled with education about the house, and houses in general, will be delivered in person by the INSPECTOR, usually the very next day.
And...also included will be a "final walk-through" to inspect any repairs that the seller agreed to have performed.
During the "moving out" process damage to walls, floors, and other areas may occur, and such damage should be documented during the "walk-through"--so it may be worthwhile to bring along a camera so you will have pictures to show at the closing, if necessary.
Rates for the PREMIUM INSPECTION including TERMITE and PEST inspection performed by State of Ohio licensed inspector.
Rates for free standing house inspections are based primarily on square-footage, style, and age.
Licensed TERMITE and PEST inspections included in the fee.
Houses under 2500 sq ft --- $329.00
Houses 2500 to 3500 sq ft --- $369.00
Houses 3500 to 4000 sq ft --- $399.00
Houses 4000 to 5000 sq ft --- $489.00
Homes over 5000 sq ft are negotiated.
Two-family units --- $369.00 Add $60.00 for Pest inspection.
Three-family units --- $429.00 Add $70.00 for Pest inspection.
Houses built before 1930, houses in foreclosure, and severely neglected properties may have unique issues not normally found in a Real Estate transaction. Up to $100.00 may be added to any of the above listed fees.
